Client: Vastint UK BV Tetley Brewery, Aire Park, is a transformative 24-acre mixed-use development located in the heart of Leeds' South Bank. The project aims to revitalise the former Tetley Brewery site by delivering a new neighbourhood that combines residential, commercial, and leisure facilities. The development will feature 1,200 new homes, 58,000 square metres of office space, as well as retail, leisure, and public spaces centred around a large urban park. The design focuses on creating a sustainable and connected community while preserving the site's historical character. Services we provided Ecology & Heritage Building Surveying Digital Engineering & BIM Utilities Engineering Water Engineering & Flood Risk Our Role BWB was appointed as the lead engineering consultant for the Tetley Brewery redevelopment, providing an integrated suite of services to transform this former industrial site into a vibrant urban neighbourhood. Our role began with pre-planning services, including a series of ground investigations to assess contamination levels across the site. Historical expertise Our heritage team conducted extensive surveys to preserve the site's historical features, enabling the development to harmonise with its surroundings while integrating new infrastructure. The presence of heritage elements and listed structures required careful planning to preserve the site's historical value. Ground investigations Our geo-environmental team identified a range of contaminants resulting from the site’s industrial past, and we developed a comprehensive remediation strategy to address these issues. Our ground investigations revealed significant contamination across various areas, requiring a tailored remediation strategy that incorporated on-site treatment of materials to reduce environmental impact. Drainage strategies In addition, we delivered civil and drainage designs that addressed the challenges posed by the site’s location within a former floodplain. We also conducted detailed air quality, ecological, and noise assessments to support the planning application and ensure compliance with environmental regulations.
