Client: Igloo Regeneration The Somerleyton Road development in Brixton is a transformative project that delivered 350 new homes, half of which are affordable, with a focus on social rent. Phase one of the project has already seen the successful construction of Brixton House Theatre and the refurbishment of Carlton Mansions, now serving as an affordable workspace for local businesses. Phase two added 363 homes, including 63 extra-care homes, alongside a community gym and public realm improvements. This net-zero carbon development highlights Lambeth Council’s commitment to addressing local housing needs while enhancing community spaces. Services we provided Civil & Infrastructure Engineering Environmental & Sustainability Consulting Mechanical, Electrical & Building Services Transport Planning & Traffic Engineering Water Engineering & Flood Risk Our Role BWB’s involvement spanned several key areas of the project. Our Transport team was engaged early on to assess the existing urban environment and recommend strategies to enhance pedestrian permeability and accessibility. Transport strategy and access We developed comprehensive plans to reallocate carriageways, optimise parking provision, and introduce shared spaces, supporting the vision for a vibrant, pedestrian-friendly community space. We worked closely with the master planners to integrate sustainable transport solutions and energy-efficient designs, thereby promoting the site's long-term viability and resilience. Sustainable design Our Mechanical and Electrical Engineering teams were responsible for the energy strategy, focusing on a fabric-first approach in line with Igloo’s sustainability principles. We conducted a detailed site-wide Energy Study to explore options for an energy-efficient district heating scheme. The resulting strategy proposed a centralised energy centre capable of serving all buildings on the site, significantly reducing tenants' energy costs and minimising carbon emissions. Environmental expertise In addition to our engineering services, we provided an array of environmental assessments to support the planning application. This included a Flood Risk Assessment, Noise and Vibration Assessments, and a Sunlight and Daylight Study. Our assessments enabled the project to meet strict regulatory requirements, while also providing valuable insights into the environmental impacts of the development.
