Client: Muse Developments Lewisham Gateway is a £375 million regeneration project transforming a once congested area into a vibrant, mixed-use community hub. Located at the heart of Lewisham, this development includes 1,000 new homes, alongside a cinema, gym, retail outlets, restaurants, and green public spaces. The scheme has redefined the local transport infrastructure by improving pedestrian links and creating a more accessible connection between Lewisham’s DLR and mainline stations. The project also features environmental enhancements such as the diversion and integration of the River Quaggy and River Ravensbourne into new landscaped public areas, which support biodiversity and improve flood resilience. We undertook the production of the Environmental Statement and authored several technical chapters, including Travel Plans, Flood Risk Assessments, Microclimate Wind Studies, and Daylighting and Overshadowing Analyses. Structural expertise During Phase 1, we designed the supporting structures for two residential towers up to RIBA Stage D+—one 16-storey and one 28-storey for tender and were retained by the client in a Guardian role to ensure design integrity and quality For Phase 2, our work extended to four additional buildings, ranging from 5 to 38 storeys, primarily for residential use with integrated retail and community spaces. We designed the structure and civils for these buildings, up to RIBA stage 3 for tender, on a design-and-build basis to the main contractors. Sustainable design support Our involvement began from the initial concept stage, where we guided the design to align with environmental regulations and stakeholder expectations. Our team also managed the environmental statements and conformity statements for the Section 73 application, alongside securing approval for Reserved Matters applications. Complex site The site’s proximity to the DLR and mainline railway stations necessitated meticulous planning and coordination with multiple stakeholders, including TfL and Network Rail. We developed innovative solutions to mitigate impacts on the transport system and devised a strategy to accommodate construction activities without disrupting daily operations.
