Client: William Davis Ltd The Dunston development, located between Dunston Lane and Dunston Road in Chesterfield, Derbyshire, is a key residential project by William Davis Ltd, aiming to deliver approximately 300 homes. Set across a 39-acre site, this scheme integrates modern housing with access to local amenities and green spaces. Designed to support Chesterfield's growing housing needs, the project promotes a blend of high-quality homes in a location that balances rural charm with urban convenience. The project faced challenges with site access and topographical constraints, requiring detailed visibility assessments and off-site junction improvements. Services we provided Transport Planning & Traffic Engineering Civil & Infrastructure Engineering Water Engineering & Flood Risk Our Role BWB was engaged by William Davis Ltd to deliver comprehensive pre-planning and infrastructure design services. Our work began with the preparation of a Flood Risk Assessment, Transport Assessment, and a Travel Plan to support the client’s outline planning application to Chesterfield Borough Council. Transport planning The transport planning team conducted detailed assessments of multiple off-site junctions and undertook visibility studies to determine a safe and effective access location on Dunston Lane. This collaborative approach helped secure planning consent from the council in March 2016. Detailed design and approval Following planning approval, we continued to support the project by providing detailed design and technical approval services for both onsite and offsite highways, as well as for foul and surface water drainage systems. Our team navigated complex negotiations with highway authorities to secure technical approvals and ensure the development’s infrastructure met local requirements. Expansive location Our involvement has since expanded to include Phase 2 of the development, comprising an additional 500 units, a primary school, and a local centre with community facilities, including cricket fields and sports pitches. Our planning and design services have facilitated smooth progress and compliance with regulatory standards, ensuring that both phases contribute positively to the community’s growth and development.
