Client: Caddick Developments Ltd Leeds Valley Park is a 300,000 sq. ft. logistics and industrial development situated between Junction 44 of the M1 and Junction 7 of the M621, offering a prime location for distribution and manufacturing. Delivered by Caddick Developments and funded by the Greater Manchester Pension Fund (GMPF), the site features six modern units, each ranging from 25,000 to 70,000 sq. ft. These units are designed to high sustainability standards, including BREEAM 'Very Good' ratings and features such as air-source heat pumps, LED lighting, and EV charging points. The development is a key part of Leeds’ industrial growth, contributing significantly to the local economy by creating over 500 jobs and providing much-needed warehouse space to meet high regional demand. Our team delivered designs for the fully built-out development, encompassing the main structure and drainage systems. Structural solutions We produced detailed earthworks and structural solutions that addressed the challenges of the site’s steep topography and proximity to the M1 motorway. Our team developed designs for ground stabilisation, retaining walls, and the superstructure of the logistics units, ensuring that the site could support the high-specification demands of modern logistics occupiers. Flood assessment Additionally, BWB's flood risk assessments and sustainable drainage strategies (SuDS), integrated with the site’s natural features, significantly reduce surface water runoff and minimise environmental impact. Geotechnical investigations We also conducted geotechnical investigations and delivered an innovative earthworks strategy to address the complexities posed by the site’s historical coal mining. Our designs facilitated the efficient construction of the site’s extensive hardstandings and the substructure for logistics units, ensuring long-term resilience and stability.
