Thurrock Youth Zone is an upcoming state-of-the-art youth facility set to open in 2026/27 on Anchor Fields, Tilbury. Developed by the national youth charity OnSide, in partnership with Thurrock Council and the Tilbury Towns Fund Board, this £8.8 million project aims to provide young people aged 8 to 19, and up to 25 for those with additional needs, with a safe and inspiring environment.
The Youth Zone will offer over 20 activities each session, including a four-court indoor sports hall, climbing wall, fitness suite, boxing and martial arts room, performing arts studio, music suite with recording equipment, arts and crafts rooms, and a teaching kitchen. An outdoor multi-use games area with floodlights and a café serving nutritious meals for no more than £1 will also be available.

Our Role
BWB provided comprehensive Mechanical, Electrical, and Plumbing (MEP) design services alongside BREEAM assessment and certification to ensure Thurrock Youth Zone achieved its sustainability and operational goals. Our design approach aligned with the stringent requirements of the Thurrock Council Local Plan, incorporating innovative energy-efficient systems and state-of-the-art infrastructure.
Optimising performance
We developed solutions to optimise the building’s energy performance while meeting the diverse functional needs of the facility. This included advanced lighting systems, heating and cooling technologies, and robust water management infrastructure. By ensuring compliance with both local and national regulations, BWB contributed to a facility designed to inspire, support, and empower young people.
Challenging requirements
Meeting the requirements of the Thurrock Council Local Plan posed a significant challenge, particularly in achieving high energy efficiency and sustainability standards. The diverse functions of the Youth Zone, from performance spaces to sports areas, demanded tailored solutions to ensure seamless operation and user comfort.
BWB’s innovative engineering and collaborative problem-solving ensured these challenges were met with precision. Our designs optimised building systems to balance energy performance with user experience, adding significant value to the project.
BREEAM Excellent
Thurrock Youth Zone achieved a BREEAM Excellent certification, reflecting its commitment to sustainability. BWB’s input ensured the incorporation of energy-efficient systems and environmentally responsible design, aligning with the Thurrock Council Local Plan’s objectives. This approach minimises the facility’s carbon footprint while ensuring long-term operational savings.
