PHASE 1 ENVIRONMENTAL DESK STUDY AND PRELIMINARY RISK ASSESSMENT

BWB offers a phased approach to contaminated land ground investigation. The Phase 1 report, or desk study, forms the basis of the preliminary risk assessment. It will usually comprise a desk based assessment of the site, including review of historical maps, regulatory information and historical reports, if available, together with a walkover of the site. BWB recommends that this assessment is undertaken prior to any development in order to identify and assess the contaminative status of the site and consequently highlight any potential constraints or opportunities to the development.

The study is critical in the design of an appropriate intrusive ground investigation to qualify the risks and realise opportunities and is often a planning condition for a proposed development.
