The project comprises the redevelopment of the former cattle market site located to the South of Rugby station and bound by Craven Road and Railway Terrace. The proposal is for the construction of a new purpose-built development comprising 360 high-quality apartments, landscaped gardens with onsite car and cycle parking facilities, and new landscaped public open space.
The site consisted of made ground to 2.5m deep in some areas. We provided 2 foundation solutions across the site. We adopted a ground improvement strategy for the area where the two 4-storey blocks would be situated. For the 5 storey and 7 storey blocks, traditional pile foundations were utilised. By adopting a ground improvement solution over part of the site we were able to reduce the amount of pile foundations across the site which in turn saved money for the client.
The ground floor slab for the ground improved buildings is ground supported, the piled foundations buildings have a suspended floor slab to overcome the above ground improvement problems.
An existing 450mm diameter Severn Trent Water foul sewer intersected the site, which required liaison with Severn Trent Waters Developer Services and Capital Delivery teams to agree a S185 self-lay and STW-lay diversion.
Coordinating and agreeing the foul sewer diversion with STW and advising the client / contractor of the constraints associated with the diversion.
