PROJECT DESCRIPTION

Unity Square provides 28,000m2 of Grade A office accommodation over ten storeys for HMRC at the heart of Nottinghams south side regeneration zone. BWB have had a key role from initial project conception, including supervision of demolition works, Geo-Environmental Site investigation services, provision of Flood Risk and Transport Planning consultancy services in support of the planning application, concept design and the detailed civil and structural design.

Our design solutions have considered and responded to a number of constraints provided by the city centre site location including the Midland Mainline railway serving Nottingham Train Station, a watercourse, an existing bridge structure and major routes of underground infrastructure fronting the site.

The building is designed to BIM Level 2, with particular consideration given to coordination of the building structure with the mechanical and electrical services within the shallow floor plate. The building comprises of hot rolled steel framing on piled foundations with a unitised facade system.

The proposed building was within very close proximity to an existing watercourse; therefore it was important that we did not disturb and/or damage the integrity of this existing sheet piled retaining wall during the course of the works.

We constructed a new contiguous piled retaining wall parallel to Sheriffs Way and adjacent to an existing access bridge, therefore it was important that we did not undermine any of existing sub-structure close by.

Key Challenges

The site is located within Floodzone 2 and hence a detailed assessment of the flood risk was required. Site levels were determined in order to ensure they were set above the predicted flood level, and the basement was carefully designed in order to ensure a fully waterproof structure was provided.
