PROJECT DESCRIPTION

This mixed-use development provided 350 bed spaces and was located adjacent to the Caledonian Road tube station. The site also provided 7,000 sq ft of retail space and 6,000 sq ft of office space and was designed to achieve a BREEAM 'excellent' standard. One retail unit was pre-let to Sainsbury's at the time of completion.

The site was heavily constrained, lying between Caledonian Road, the station, an existing student accommodation building and the East Coast main line. It also sat directly above the Piccadilly tube line and partially above the Caledonian Road underground station. These provided engineering challenges that BWB was appointed to overcome.

BWB developed civil and structural engineering designs in close liaison with Network Rail and London Underground. Detailed analysis was undertaken to predict the impacts the proposed structure would have on the adjacent infrastructure and how best to negate these through the design process.

Key Challenges

The structure consists of a 10 storey reinforced concrete frame supported via pile caps and continuous flight auger piles. The piles were installed adhering to the London Underground exclusion zones of 6m above and 3m to the sides of the underground structure. Prior to the works commencing, detailed ground movement analysis was undertaken to predict the effects the works would have on the tunnels. During keys stages of the works the tunnels have been, and continue to be monitored for movement to ensure it remains in line with the predicted and acceptable limits.
