Butterfield Business Park in Luton is situated less than five miles from the M1. The existing site comprised an innovation centre, business village, a hotel and a research and development facility. Henry Boot were chosen as the preferred partner to develop the remaining greenfield site to provide a mixture of high quality industrial, storage and distribution space to accommodate a range of occupiers.
Phase 1 of this development consists of ten speculative units providing 83,000 sq. ft. of B1, B2 and B8 space. A further 610,000 sq. ft. is set to be delivered on a design and build basis, phased to suit the site constraints and infrastructure requirements.
BWB was appointed to provide multidisciplinary services to support the planning application, detailed design and provide construction support for the first phase of the development and associated infrastructure.
Kitwave in Luton is a single 60,000 square foot of warehouse space and 2 levels of office. The unit was built to provide cutting edge optimised solution for frozen food and ice cream deliveries. The warhouse slab was formed in two parts. The first part was formed as a standard 175mm thick sawn cut slab. The freezer slab was formed by installing a heater mat over the hardcore and membrane with insulation over. The second half of the slab was cast over the rigid insulation. The new slab was cast up to a false wall on a strip foot around the perimeter to enable the freezer wall to be built off a footing.
