The seventeen storey mixed use development located next to Streatham Rail Station in the London Borough of Lambeth replaces an existing three storey retail and commercial office building.
The new development provides two storeys of commercial office accommodation with the remaining floors providing seventy residential apartments on a mix of open market and affordable use.
Network Rail have access provision across the site enabling movement of apparatus onto their station platforms. This placed significant constraint on the optimum structural form of the building and arrangement of parking provision and routing within the site boundary.
The energy strategy which needed to comply with the fairly onerous GLAs London Plan was challenging to deliver with minimal external area available for low or zero carbon technologies.
The transport plan was complicated by a desire to make the development as car free as possible. This was achieved through consultation with the Highways Officer and consideration of the proximity to the overground train station and bus terminal.
The range of engineering expertise provided by BWB on the project enabled us to give a holistically collaborative solution to a vast range of challenges created by a constrained site, onerous planning requirements and space efficient accommodation.
