In 2012 SEGRO sought to sell four estates, which included 19 separate properties, 15 of which were located on Trafford Park in Manchester. BWB Consulting provided geo-environmental and waste water services during the due diligence process and completed document reviews and intrusive investigations on all but one of the properties.
BWB had worked on Trafford Park for over 10 years and have a detailed knowledge of its history and ground conditions. Our focused client business approach also led to a close working relationship with the purchaser's team, such that BWB provided environmental advice to both vendor and purchaser.
The purchaser included a conservative American investor who was not willing to accept any risk associated with ground contamination. Two sites within Trafford Park were impacted by organic contamination and required remediation. BWB worked with both parties to agree a mechanism whereby SEGRO retained responsibility to deliver the remediated sites, whilst completing on the divestment. A similar responsibility was retained for improvements to a waste water treatment plant at a separate site.
BWB was retained by both the original client to complete remediation and waste water improvement works, as well as providing support to the new owner going forward on further improvements to the waste water treatment plant and supporting with further geo-environmental works for sites being brought forward for development.
