Why I need a Flood Risk Assessment (FRA)?

The need for a Flood Risk Assessment is generally determined by the Environment Agency in consultation with the Local Planning Authority. Areas of flood risk may be identified in the Environment Agency´s flood map (http://www.environment-agency.gov.uk/subjects/flood/?lang=_e). If your site is within Flood Zone 2 or 3 you will need a flood risk assessment. If it is outside these zones you may still need one, particularly if the development is large or in close proximity to a river or other watercourse.
