BWB provided geotechnical and environmental consultancy services for the restoration of the former open cast coal mining site located off the A444 at Swadlincote. The 300 acre site has outline planning permission for B1 Office, B2 General Industrial, B8 Storage and Distribution and Leisure use.
The site is split into a number of plots over four development zones. Having undertaken the initial intrusive investigation of Zone 2 to facilitate the land sale for UK Coal, BWB has also undertaken investigations of separate plots in zones 1 and 4 for potential purchasers/developers.
The plots located in zone 1 and zone 2 overlie the infilled open cast area and are underlain by up to 40m of engineered overburden material. Detailed assessment of the geotechnical engineering properties of the sub strata for foundation design was undertaken using over 10,000 results of on site cone penetration testing and historical records of compaction operations. The results of the assessment allowed BWB to provide building design layout solutions for each plot, which maximised the land space available taking into account the position of high walls and different settlement characteristics due to the variations in thickness of fill.
In addition, during intrusive investigations samples of soil and groundwater were taken and tested for a suite of contaminants in order to assess the potential risk posed by the sites to human health and controlled waters, which were deemed to be low.
BWB have also provided structural and civil consultancy services to developers for speculative and pre let buildings ranging from 10,000 to 350,000 sq ft.
