BWB were appointed initially by Sladen Estates to undertake due diligence services for the proposed development site in Doncaster.
The scheme comprises a mixture of motor trade, retail, industrial and office space on an acre site next to the River Don, the site having previously been developed for industrial usage.
BWB undertook geo-environmental desk studies and intrusive ground investigation works to determine the extent and nature of the contamination on site and developed a remediation strategy to prepare the site for development.
As part of the planning process a Flood Risk Assessment was carried out to determine the risk of flooding from the River Don and establish finished floor levels across the site to meet the requirements of the Environment Agency. A Drainage Strategy report and Transport Assessment report were also produced to determine the impact of the development.
Once the project was granted planning permission BWB were novated to PDR construction the successful design and build contractor. Detailed design of the roads and drainage to adoptable standards was carried out and an analysis of the earthworks undertaken to determine the optimum balance minimising import or export of material.
Surface water drainage was designed with a cascading attenuation system to reduce run off to agreed rates.
BWB worked with the developer, contractor and architect to deliver the primary infrastructure for the site to allow the subsequent plot development to be released.
