The opportunity to regenerate this 17 hectare strategic employment site was created by the closure of Nottingham´s Royal Ordnance factory. The industrial site, on the south-western edge of the city centre, left behind a legacy of ground contamination resulting from various industrial processes undertaken over many years. The contamination presented a significant risk, if mobilised, to both perched groundwater and the aquifer beneath.

BWB actively assisted developer Miller Birch throughout the acquisition process to secure preferred bidder status to work with British Aerospace, the site´s owners, to regenerate this major brownfield site. We provided due diligence advice on the ground contamination risks, together with general civil engineering advice required to identify the abnormal costs associated with redevelopment.

With the partnership between Miller Birch and British Aerospace in place, BWB provided ongoing input throughout the planning process. Work to manage the ground contamination risks continued with the implementation of a rolling programme of intrusive ground investigation, implemented as parts of the site were released. We also prepared a comprehensive Transport Assessment to accompany the outline planning application.

The scale of the project was such that an Environmental Statement (ES) was required to support the planning application. BWB prepared the transport and ground and groundwater contamination sections of the ES.

BWB were retained by Miller Birch to oversee the contamination remediation works that were implemented in accordance with the remediation strategy we agreed with the regulators. Our appointment also encompassed detailed design of the major off-site highway works and first phase of the on-site adoptable drainage and highway infrastructure. Subject to government approvals, the site will be served by the next phase of Nottingham´s light rail tram system, NET. The route to Beeston from the city centre will pass through the development, with a tram stop provided within the site. A major challenge in the design of the infrastructure was to ensure that the tram route could be accommodated at a later date with minimum disruption.

A new corporate HQ building for Experían has been completed on the site and further phases of building development are in progress. BWB have been retained as civil and structural engineers for these buildings.
