
BWB´s Environmental Division provided environmental consultancy services to assist the Client in all phases of the project, from site acquisition through to commencement of construction of distribution warehouses. The site forms part of the Michelin tyre factory in Stoke on Trent and covers an area of approximately 65 acres.
BWB assisted ProLogis Developments Ltd with initial environmental due diligence during the site acquisition stages including the preparation of Phase I Environmental Site Assessments and limited ground investigation works in the vicinity of both operational and redundant industrial buildings.
Following site acquisition BWB undertook further more extensive ground investigation works to assess the contamination issues that would need to be addressed as part of the proposed development. Contamination issues at the site included heavy metal contamination, buried asbestos materials, hydrocarbons and chlorinated solvents. In addition, BWB were involved with undertaking archaeological and bat surveys to assess the implications for the demolition of the existing structures at the site.
On completion of the ground investigation works, a Quantitative Risk Assessment was undertaken to assess the impact to the underlying minor aquifer and the adjacent River Trent. BWB agreed a comprehensive remediation strategy with the Local Authority and Environment Agency, which included excavation of areas of buried asbestos materials, excavation and disposal/treatment of hydrocarbon contaminated soils, and ongoing groundwater monitoring to confirm that natural attenuation of the chlorinated solvents was sufficient to protect the River Trent.
Immediately prior to commencement of redevelopment, it was proposed that a small part of the overall site would be developed for residential use. BWB responded immediately to address this change in end use, and quickly secured agreement to a revised remediation strategy to enable this element of the development to proceed.
BWB were present full time to supervise the remediation works and to work closely with the remediation contractor. This enabled ‘on the spot’ decisions to be made and co-ordinated with the regulators. The site has been successfully remediated and is currently being re-developed.
