Leicester Square

BWB were appointed by Thomas Fish & Sons Ltd through a partnering agreement with Metropolitan Housing Trust Ltd to provide a comprehensive environmental, civil, structural and traffic & transportation service for this prestigious development in the centre of Leicester.

Site Investigations

  • Chlorinated solvents were present under site as a result of dry cleaning processes;
  • Chemical Oxidation remediation process which enabled the construction process to continue in tandem with the remediation works.

Archaeological survey

  • Remains of a buried Roman wall to be left insitu
  • Central courtyard levels had to be raised
  • Car parking not permitted within the central courtyard, basement car parking had to be considered for both the Burgess House and Chimney buildings.

Mill Building

  • Five storey including basement load bearing outer walls with cast iron centre columns and timber floor construction;
  • Additional storey within roof space complying with Part A3 of the Building Regulations, disproportionate collapse;
  • Basement converted to car parking which required new access ramp and support to external pier.

The Chimney Building

  • Originally a steel framed, timber floored hosiery factory with basement listed to Grade 2 during the design;
  • Additional two storey using new steel frame, timber floors and glazing minimize dead loading and strengthening to the original frame and foundations;
  • Adapted to suit the current regulations for disproportionate collapse.

Annexe and Burgess House

  • Steel frame coupled with a composite floor system. basement car park structure with a sheet piled wall;
  • Transfer beams at ground floor across car park;
  • Stud inner leaf to provide weather tight shell for speed of construction to fit out.
