

BWB Environmental Division provided environmental consultancy services to assist the client in all phases of site acquisition through to commencement of development for the first phase of development for distribution warehouses.
The development site extends to approximately 88 acres and has historically been used for clay extraction for brick manufacture. The clay pits were subsequently infilled with pulverised fuel ash (pfa) from coal fired power stations and have been used in ore recent times as agricultural land.
BWB assisted ProLogis Developments Ltd with initial environmental due diligence during he site acquisition including the preparation of Phase I and Phase 2 Environmental Site Assessments.
During discussions with the Environment Agency, as part of the planning process for the first phase of the development, concerns were raised with regard to the potential for pfa to impact the underlying Cornbrash major aquifer and the potential impact caused by the proposed piled foundations
In order to alleviate the concerns of the Environment Agency, BWB undertook a hydrogeological study of the site assessing both shallow and deep groundwater in the pfa and Cornbrash. This work involved further drilling of deep groundwater monitoring wells and the preparation of a Groundwater Quantitative Risk Assessment (QRA) and a Foundation Works Risk Assessment (FWRA)

This enabled the Phase 1 development to proceed according to programme.
BWB are now involved in the planning stages for the Phase 2 development.
