Highfields Science Park

Location: Nottingham

BWB were appointed in Autumn 2005 by Blueprint, a recently formed public/private sector JV regeneration company, to apply the full range of our multi-disciplinary services to the challenging task of helping to secure planning consent for an innovative and sustainable Science Park development. Despite its excellent strategic location, next to Nottingham University and an existing Science Park, the site was widely regarded as undevelopable because of its previous use as a landfill site being compounded by challenging access, drainage, flood defence and substructure problems.

The site was used as a landfill for domestic refuse approx 50 years ago and, consequently, soil and ground-water contamination, land gas and poor geotechnical conditions all had to be thoroughly investigated. BWB undertook a comprehensive ground investigation in order to prepare an appropriate reclamation strategy that was, in due course, approved by the regulatory authorities.

The means of access for the scheme had to be planned to accommodate future construction of Line 2 of the Nottingham Express Transit, which will run adjacent to the site along University Boulevard. BWB devised an innovative signalised gyratory system that can readily accommodate future construction of the NET scheme with minimal abortive highway construction work. Complex negotiations with the NET Promoter and Highway Authority resulted in gaining their approval for the access and an improved layout for the tram stop and crossing of University Boulevard.
