The Glasshouse is a mixed use residential and retail development being constructed on an edge of city centre site previously occupied by two adjoining retail operations.
The former sites were regraded by extensive excavation to create a single level site, accommodating 4000m2 street level retail space with associated multi-level basement car parking and five floors of student accommodation above, providing 500 bed spaces.
The co-ordination of the varying column grid requirements for retail, car parking and residential areas required the use of two levels of transfer structure. Of particular note in this regard was the use of 3.5m deep steel beams spanning 24 metres over the retail service yard with five levels of residential accommodation over and basement car parking below.
Adjoining premises were kept operational throughout and necessitated the design of retaining walls, up to 8m in height, capable of being constructed in stages to provide support during both the temporary and final conditions. The project is being undertaken on a design and build basis to a very challenging programme to suit the September 2005 occupation date by students.
